Our full 22 acres, with residential cluster near the road and agricultural operations in the back acreage (one possible design, alternate below).

        We are working towards finalizing our plans with initial residents, including the specifics of the site plan, agriculture plans and commons building.  However, we consider the following Community Guidelines core to our ecological values and fairly well decided on. We look forward to incorporating the goals, vision and values of incoming residents in plans moving forward. 

Community Guidelines:

1) We will cluster our homes near the road and keep them under 2500 sq. ft. to decrease our impact on the land and limit infrastructure costs.

2) Composting toilets decrease water use and build soil.

3) Our homes are off-grid. Instead of fossil fuels like methane (gas) and coal we will use renewable energy such as solar panels and efficient wood heating and cooking. Minimum required insulation ensures appropriate resource use.

4) Residents buy-in to the farm at a minimum investment level. A monthly contribution supports the farm and community activities until the farm matures and produces a profit dividend.

Site Designs

A major planning element is the Site Design: here are some initial options. Clustering our homes near the road creates neighborly proximity and conserves our back acreage for our co-owned sustainable farm. Our residential area integrates an Edible Park for our common area. While all potential site designs will incorporate these elements, we look forward to collaborative site design with our residents for lot sizing, spacing, road placement, and the possibility for walk-up and/or drive up sites.
